顺便就表扬一下自己：

1. 不push客户。无压力看房。

2. 看房，分析地区利弊,  挑出房子的问题和优点缺点。动心了可能还要再泼点冷水。房子肯定是没有十全十美的， 就算是几百万上千万的房子一样有这样那样的缺点。一个agent, 看到了这些缺点不说出来， 一心让客户写offer，不会就是去给开门的吧？

3. 我不是一个boring的Agent。也是个会说话的Agent。 这点非常重要。 make a big difference。 因为看房的过程可短可长。 能不boring尽量enjoy。

好的agent需要融会很多方面的知识， 地区，学区，房子本身结构材料，贷款，保险等等。 需要对市场敏感，还要对整个社区的人口组成，地理位置，最近成交清清楚楚。 最重要的是能站在客户的立场上为他们着想。这也正是很多agent都做不到的。

One Paseo 下个月开门？！

One Paseo 经过了多年的挣扎， 介于大多数Carmel Valley的居民不支持他们的开发计划， 终于要在三月一号开门了。

亲眼看着整个Del Mar Heighs的Landscape和Skyscape一点点被One Paseo 改变。 For better or for worse?

新的店面包括有

开发商如是说 - “The whole point was creating a gathering space and retail to pull in the whole community.  It seems like this was the one missing piece to make this a world-class community.” 

 One Paseo 的风格他们是所谓的 modern country meets coastal style. 其实更像是Barn house有没有？

 目前One Paseo的 96,000 平尺有43个店面， 只有三个还没有租掉了。 我感觉经济还是不错的。 二来也是商家看好整个区域的消费能力。据说商家都是精心挑选的。我曾经打电话问过， 人家一听我是个三无企业， 立马say no. 

他们家会有三层的570个车位的车库。 市场里面也可以有很舒服的人行道。 还会做上锦鲤小池塘， 和公共区域的艺术小画廊。还有有一些艺术家的雕塑。听起来还是很高大上的。

One Paseo的理念是把社区聚拢， 会举办音乐会， 户外瑜伽和广场电影， 周末农夫市场。

听起来还是个好地方？等一下， 忘记为什么当年， 当好多年为什么CV居民反对？ 堵车！Well,  开发商说了， 为了不堵车， Del Mar Heights一直在施工扩路， 多加了一条车道。 而且还提供午饭的高峰期会有班车出入来分流车辆。

还是继续期待， For a better Carmel Valley

圣地亚哥的豪宅大区 蓝桥圣菲 Rancho Santa Fe

Rancho Santa Fe, 是一个很神奇的地方， 如果你沿着这个区的边界的路开车， 完全都看不到里面的情形。 可以说是一个真正的世外桃源。就算进到了蓝桥圣菲的里面沿着弯弯延延的小路沿途开去， 也很难窥见里面的万一。 每个房子的私密性都得到充分的保障。 茂密的植被和诗情画意的田园风光， 加之圣地亚哥四季如春的气候，吸引诸多的名人包括退役的体育明星， 好莱坞明星， 摇滚乐队主唱， 还有政界， 商界的大佬都喜欢在这里定居。 最著名的名人莫过于比尔盖茨， 他的度假屋在Del Mar Country Club, 对面就是他在2014年为了女儿购买的占地229亩的马场。蓝桥圣菲仍然保留了不少的马场， 不过这家是最大的了。

其他比较知名的还有很多公司的CEO包括麦当劳的创始人 Ray Kroc 还有Jenny Craig, 美国政界有Randy Cummingham (前国会议员）， 投资大佬 T. Boone Pickens。还有众多的体育明星包括著名的高尔夫player Phil Mickelson, 前网球世界冠军耶莱娜杨科维奇（Serbian Professional Tennis Player, Former Number #1)和Charlie Pasarell， Jud Buechler(NBA冠军），Steve Finley(棒球明星）以及LA Lakers, Dodgers的球星。

还有很多的明星比如麦克杰克逊的妹妹珍妮杰克逊，老牌好莱坞明星Crosby, 还有出演Will and Grace的Geena David,老鹰乐队的吉他手，Beach Boy的主唱。

圣地亚哥的租房市场

很多买投资房的客户， 第一个问题就是， 好租吗？

整体来说， 我们现在管理的客户的房子的租客群体， 基本上都是很正常的拿W2的， 有很好的信用记录。 有工程师， 律师也有医生， 还有投行的。很多客户都会问他们都有相当不错的收入为什么不买房呢。 好吧。 他们不买房就是没有首付。 为什么没有首付。 因为他们不能牺牲他们的lifestyle. 一开始的时候没有存款， 租房。 然后市场上租金水平高， 导致他们的钱更加攒不下来， 而随着房租每年的上涨， 又导致租客越来越多。 如此， 他们买房的希望是越来越少， 真的很令人唏嘘。 我们很多租客都是一年一年续签， 盼望下一年可以去买房。 结果多收了三五斗， 第二年又要续签了。

接下来就转发一篇我觉得还不错的文章的观点：

1.  反对异地投资。房地产和股票有很多不同的地方，其中之一就是房地产能掌握在自己手里，异地投资无疑是拱手让人掌控，这个不想多说， 当然，您要是财大气粗，眼不见心不烦则另当别论

2. 我反对没有现金流硬撑。但是，我说过多次，南加这里，贷款，百分之二十五头款，只要能打平就是胜利。能不能打平要看你买什么房，你非要买个百万房租三千多，那叫拿茉莉花喂牲口，有钱难买乐意。那什么样的房能打平呢？现在有五十万可以在北橙县买中下档次小型独立屋，四十万可以买南橙县两房中上档次康斗。之所以独立屋和康斗都提到，因为没有任何一种投资就一定好过另一个。就以管理费高的康斗为例，贷款三十万能租到2200，还贷加上所有开销勉强打平

A，还贷是定存，三十年还清三十万，投资十万，连本拿回四十万。

B，还贷利息可以抵税。

C，打平是暂时的，以房租百分之四的增长，现金流会越来越多。

D，现金流的初期，因为有折旧，赚的钱可能还够不上交税。

3，胳膊肘不能向外拐，作为地主我反对租控rent control，南加州面前只有少数几个城市有租控，基本上是顶级城市，像是santa monica。想要在南加州全面搞租控，恐怕没有什么市场，有也遥遥无期，不必杞人忧天。

4，每人的能力不同，能耐大的一年赚几百上千万的也大有人在。但是，不能作为一种经验推广，特别是像房地产投资不能急功近利，如果上来就说年收益会有百分之二十之类的好事，第一个反应就是遇到了骗子，然后可以怀疑要不是缺心眼，要不就是神经病。

房地产是长线投资， 只要房子好租地点好户型好， 现在涨是涨了不少， 还是有不少可以下手投资的。

关于爬藤

美国有太太太多的好大学了， 每个学校的特长， 环境， 侧重， 所处的城市也是不同的，怎可能一概而论，用简单的排名来衡量更是偏薄。

进不进藤校也不能保证将来的成功。 

孩子的很多特质性格能力等等有很多并不能是完全通过学习达到，也许好的学校是可以提供更好的条件来实现。

EC课程以及课外学习，以达到某方面的能力的学习和磨练为目的，不是以名校录取为目的，才是正道。有了自己的特长特点自然有学校录取，即便不能进入最理想的学校，但是也不影响最终实现理想的人生。

不自信的预测一把

新年开始， 我已经感觉到了那股风， 那就是， 今年房价要涨。 尤其是投资房。 100万一下的房子CV， 4S， 势必越来越供不应求。 不过我觉得涨幅不会太大， 10%吧。 只是房子会越来越不好买了。 库存越来越少。

Carmel Valley 再次啰嗦的介绍一次

这是写给即将要搬到圣地亚哥的客户：

昨天在微信里面介绍的Carmel Valley， 这个小区的区号是 92130. 

首先呢， Carmel Valley的学区是圣地亚哥当仁不让的第一名。去年，学区内的一所高中产生了全美唯一一个英特尔天才奖的第一名。 学区内的俩所高中每年被常春藤学校录取的比例也很高。

Carmel Valley 离海边很近， 开车5分钟左右。 地区的气候属于海洋性气候。 夏天不会热， 一年四季都有sea breeze, 微微徐来的海风吹过。 从Carmel Valley上几大主要高速公路 5号和805还有56都很方便。 

圣地亚哥这里最大的CBD地区Sorrento Valley距离Carmel Valley 大概也就是10-15分钟的车程， 很方便。 本地的各大公司基本上都集中在这个CBD， 比如著名的拥有几万雇员的高通和还有很多的生物制药公司都集中在CBD。 从而使 Carmel Valley集上班之便利和上学之顶尖学校的选择成为安家落户的首选。 

作为一个中产聚集的区， Carmel Valley的各个小区环境优美， 绿化管理正规， 购物便利， 有3个大型的购物中心， 每个购物中心都各有特点。 

正因为Carmel Valley独特的极优位置， 还有作为生活区的各种方便， 使整个区的房价也一直高居不下， 而且还有继续上涨的趋势。 经常是一房难求。 在此区买房非常的保值。 2012年到现在上涨的幅度已经相当可观。

从Carmel Valley到著名的Torrey Pine Beach 和 Del Mar Beach 开车只需要5-10分钟。 风景独好， 百看不厌。 到著名的Torrey Pines 高尔夫也不过是10分钟。 这个球场是圣地亚哥最漂亮的球场， 而且是公立的， 打球是想象不到的实惠。

我每个客户搬到圣地亚哥之后， 都会发现， 每个假期， 都不能去别的地方玩了。 原因有二： 第一， 外地的朋友都要来找他们玩 第二， 去了哪里都觉得还是家好。 这些都是他们发自内心的感受。

先去Edmunds做功课， 然后联系internet部门， 或者打电话， 价格谈得合适了， 过去取车。

Pacific Highland Ranch Newest Update Summer 2015

首先呢， 谁能想到56和Carmel Valley Rd之间竟然还可以开发如此大片的房子？

早在1999年， 整个Pacific Highland Ranch就已经规划好了。 时日如飞16年了， 可以看到当初的规划都已经变成了现实。 Amazing!

现在正在开发的小区， 除了Watermark, 还有3个较小户型的小区。

第一个是 Verena 

第二和第三个放在一起说， 都是小户型， 院子比较小， 价格也非常affordable, (在CV）

最后一个是 Elms & Ivy 唯一一个不是Pardee开发的小区， 一共有174个Unit, 146个小户型和28个低收入的。 

Elms & Ivy is a proposed 30 acre development centered on the Pacific Highlands Ranch Subarea. The project proposes 174 units, including 146 single family and 28 affordable units. Elms & Ivy faced the challenges of site redesigns for the accommodation of 3 different home types (traditional, motor-court, and alley loaded units) to address Community and Staff demands. 

再次总结美国家具店里面卖的牌子

家具从结构上分两类:casegoods and uphostery. casegood就是指木头结构并且大量木头外露的，象桌子，椅子，床,dresser等。uphostery则是需要在木头上面加布料包裹成形的，象沙发那些。我们现在要买的主要的casegoods,所以砖头主要是这方面的。

最开始唯一知道的是ENGLISH Dovetail.是一种木头连接的方法，看Drawer一定要看这个，最好是有，而且要作的比较精细。如果是靠螺丝拧在一起，不是件好事情噢。

还有就是Drawer的悬挂，好一点的会除了两边的side-hung还有中间的wood-on-wood central glide. 这样保证Drawer的运动非常流畅，重量分布均匀，好用且耐用。STICKLEY在这面很有特色，它家所有的都是这样作的，只要一个小手指头，拉住任何一边的PULL,都可以轻巧地拉出，不会偏移卡住。

木头都有自己的花纹。木纹的拼接另家具别具一格。现在的家具很多都用Veneer,就是很薄的一层木头，贴在木头的表面，来达到美观的效果。一个原因是象桌子表面，没有整块那么大的木头，是多块拼接在一起形成长板的。另一个是有的木头非常紧缺和昂贵，可以做出非常奇异的花纹，有的作Veneer都不错了，不可能用来作主体。所以Veneer不是低品质的象征，要看是什么样的Veneer，做的好不好。我们看的高端的家具，用Veneer加实木的非常的多。

上次还看到一个很好的网站，不仅有家具的glossary还有很多图片。我找到后贴上来，大家可以学习参考一下。这样到了家具店，也可以和人谈的起来，得到更多的信息。

圣地亚哥买家具总结

圣地亚哥家具店最集中的地方在Miramar, Mission Bay 还有 San Marcus.

在Miramar三脚架那个court里面的 Woodbridge的owner是一个在外州的台湾人， 他们家前身是 Treasures走高端路线， 结果倒闭了， 现在走中高档路线， carry 很多的牌子。 这家基本上是我的客户看来看去最后定下来去买家具的最多的一家店。 里面有很多所谓的室内设计师可以帮你设计， 到你家里量尺寸。 http://www.woodbridgeinteriors.com/Brands.inc   地址 7480 Miramar Rd. San Diego, CA 92126

在Ranch Santa Fe的 LE DIMORA 也是carry 不少牌子。这个在RSF比较高大上， 进去转也没有人理你。 Yelp评分很低。不过东西好啊。 16089 San Dieguito Rd.    虽然东西很贵， 但是经常去淘也有惊喜啊。 有一次和朋友去淘到一个纯木的实实在在的一个大盆子， 有设计感的， 才 160.

位于Mission Bay 的现代家具店 Hold it, 是Contemporary 路线。 也carry很多知名现代派家具品牌。

Very good product. Harden offers bedroom, dining and occasional furniture. A small company with good attention to quality. Priced at about Drexel. 
Upper-end company manufacturing mostly occasional furniture. They have an excellent desk program. Good quality. Priced near Drexel and
Henredon
One of the top 10 producers of fine wood and upholstered furniture. Beautiful finishes, beautiful woodwork, beautiful design. If you own Hendredon, you own some of the very best.
Henkel Harris
Very high quality, solid wood furniture. Many traditional designs. Priced near the top.
Expensive and lush. Magnificent wood furniture. Perhaps the most opulent of the American manufacturers. Collectable. Very distinctive design and execution.
Oneof the great values in wood furniture in the United States. I believe Lexington gives you more bang for your buck than any other line in the country. Is it the best? No, but it may be the best value. Lexington is a consistent industry leader in style offerings.
Natuzzi Furniture Company
One of the world's biggest producers of leather upholstery. Perhaps some of the best-styled leather product to be found anywhere. I don't think it is the best quality but, for the money, you may not be able to do better.
Pennsylvania House Furniture Company
A consistent producer of good traditional wood furniture and upholstery. Long in the shadow of Ethan Allen, it deserves its own place in the sun. It would be a mistake to miss shopping this fine company.
Competes with Stanley but usually a little more dramatic in its presentation.
Stanley Furniture Company
Modestly-priced, often very excitingly-styled furniture. Excellent value, a good line for your first home. Usually priced below Lexington.
Stickley Furniture Company
The price mover behind the arts and crafts movement and still the force behind the mission style that is very big now. Stickley is what fine furniture-making is all about. Uncompromising quality and unquestioned status as one of the country's finest wood furniture producers. Expensive, but you will be glad to own a piece of Stickley.
Sumter Cabinet
Well-priced, solid wood line. Well put-together, although most designs are pretty basic. Very good value.

自己总结了一下，美国的家具可分四类：
1。Assemble furniture。 这类家具以木压板为主，可以在Target 和Ikea买到。一张床在几百刀可以搞定。
2。Low end furniture. 这类家具是有品牌的，是用实木的，但不是很考究。但可以经久耐用了。诸如Ashley, Universal可以算这一类。一张床得1000 - 2000 刀了。
3。Mid end furniture. 这类家具是用实木的, 做工也不错，Drawer应该是ENGLISH Dovetail的了。诸如EA，Thomasville，可以算这一类。 一张床得3000 - 7000 刀了。
4。High End Furniture. 这就是所谓的顶级家具了.除了一般做工外,表面得有几十道工序的Finish.只有看过这类家具,才可以知道Mid end furniture的不足之处.诸如Henredon, Baker, Henkel Harris, Karges, EJ Victor，可以算这一类。 一张床就得一万刀以上了。 这类家具可以当成投资,可以传代了. 自从去年换房子以来，一直在看/买家具。个人喜欢的是Henredon Natchez系列。

去年新开的一家 Living Space 位于Mission Bay.  也值得一去。

大路货 Ashley, Mor, Jeremo

这几家店都各自有几家分店， 在Miramar都有。要淘偶尔有那么几件还不错的。 家具式样感觉就和农村合作社差不离。 味道很大 （胶水和油漆的味道）， 曾经在Mor买过一个Queen Bed, 那个味道一年都散不掉。

Bassett

原来在Woodbridge的设计师老太太 Tricy 去了这家， 在San Marcus和Mission Bay有店。 他们家的东西就是实打实的看起来正正方方， 没有特色。 但是做工和质量都不错。
